So, the first thing that you need to find is the right location then get all the legal building permits. Once you have the permit, make the design then be ready for transportation of all construction material. Foundation of the home is very important; it will vary depending upon the geographical location as well. After the foundation, you need to do the framing and design of the house. Then electrical work & insulation then interior and exterior design, then flooring, showers, other essential work and at last final touch.
We would be covering all of these important points in detail in the below section. So read all the points thoroughly. In case you have any confusion, you can let us know in the comments below, we’ll try to reply as soon as possible.
1. Building the Foundation
Foundation is the most important part of the building. If it is weak, the whole house would be weak. First, you need to clear all the debris from the site with the help of the crew. It can be done through bulldozer and backhoe. Once the site is leveled, then the hole and trenches can be dug for the foundation. If you want a well or a basement, then a hole is required. Once the hole is dug, you need to form the wall foundation, and all the electrical chases and plumbing work should be done before you pour the slab.
Once the concrete is poured in the trenches and holes, then you need to give it some to dry and cure. During this time, you can do other pending work on the construction site. Once the concrete is cured, the waterproofing should be done on the wall. Installation of drains, water taps, plumbing, and sewer system should be done. Also keep in mind that once the foundation is done, a city inspector might visit for an inspection and if he doesn’t approve, you have to do the process again.
2. Design & Framing
In the second phase, we’ll do the rough framing of the house. It is very important in building the right house. Before you go for framing, you need to make sure that the roof, walls, and floor system are completed. Once the basic skeleton of the house is completed, you can put the plywood and oriented strand board to the exterior walls, windows, and roof. Then the installation of the doors should be done. Then to prevent your house, you need to cover the sheathing with a protective barrier which doesn’t let liquid water come inside and at the same time, it allows vapor to escape. There are a lot woodworking apps as well that will help you in better designing.
3. Electrical Work & Insulation
In the third step, you need to complete the electrical work and insulation before you move to interior finishing. You can move to the roofing and siding once the shell is finished. Till then electrical and plumbing crew can start putting the pipes and wires through the interior of the wall. All the connections with sewer lines and vent should be done. Shower s and a bathtub should be placed so that you have more room to maneuver.
All the ductwork for ventilation, heating, and air conditioning should be done. HVAC vent pipes installation should be done. Insulation should be installed in the floors, walls, and ceilings. Once the roof drying is done, then you can ask an electrician to go for light switches and other outlets. All the extra wiring that includes telephone, Cable TV should be also be done. Before you move to the next step, the proper inspection should be done whether all the power connections, wiring, and everything are working fine or not.
Because, in this case, most of the things are happening under the wall. If you miss out something, then reverting it back will become quite difficult.
4. Insulation Process
When you are making a wooden house, the insulation process is very important. It ensures the consistent indoor temperature and climate so that home energy remains efficient. To check the quality of insulation, you should go through the R-value or thermal performance of it. Most of the home insulation is done through the exterior walls as well as the attic.
There are different kinds of insulation that you can go for. You can go with the cellulose, fiberglass, mineral wool or foam. And there are several other choices as well. So, you can decide carefully which one you want to go for considering the budget and benefits.
Blanket insulation looks aesthetically good and costs a bit more. It comes in batts and rolls. For loose fill, you can go for mineral wool particles, cellulose, and fiberglass. To fill the smallest cavities, you should go with the liquid foam option as the liquid foam has high R-value which makes it an effective air barrier
5. Interior & Exterior Finishing
Once the insulation process is done, we move to the interior and exterior finishing. Here, we look at the texture of the wall. In this case, the drywall is hung and taped properly. All the texturing in the drywall is completed. Once the taping is done, the primer coat is applied. Meanwhile, the exterior finishing can be done, such as stone, concrete, brick, and siding.
You also have to cover the baseboards, interior doors, window sills, stair balusters, and another decor that you want to use. The arrangement of the fireplace should be made in case you want one. Also, apply the wallpaper on the wall. You can also complete the pouring for the driveway.
6. Flooring, Countertops & Exterior grading
Here, you have to install the countertops, finish the wood flooring, and be done with ceramic tiling. Here, a lot of customization can be done at your disposal. As these are the exteriors of your home, every item decides the aesthetic beauty of your home. So, i would highly recommend taking suggestion from your home stylist so that you get the desired home look. You can also prepare the yard for landscaping.
7. Aesthetic Touch
In this step, you have to install the bathroom fixtures, finish all the remaining mechanical trims. All the electric panel works should be completed. Light fixtures, switches, and all outlets should be done. Toilets, faucets, and sinks should be put in place. Here, you can go for woodworks to give a completely new look to your home. Shower doors and mirrors should be done. Now, you can do all the landscaping part accordingly.
Trees and shrubs plantation can be done for a better green environment.
8. Final Touch
Make sure you do all the work properly. Because now one official will come for final inspection and you’ll only get a certificate of occupancy once he approves it. So, make you cross-check everything. Do all the legal formalities with your builder. Get home insurance and warranty coverage. Cross check everything is working properly or not. Sometimes, dispute happens between homeowner and builder. Also, make sure your movers & packers don’t damage anything.
